Selling your property in 4 steps

These are the steps when selling your property

Selling your property involves a lot of work. A lot of things have to be arranged and it often causes stress.
By means of our step-by-step plan we try to guide you as well as possible in the process.

Step 1: Home recording and presentation

Selling your property starts with a property survey by our local NVM appraiser at a time that suits you. 

You will receive an extensive report containing, of course, the valuation, but also the most important characteristics of your property. 

One of the estate agents will then contact you personally. Then you deliver the quotation text of your house and take the pictures. Of course we can also help you with that. Our legal department will help you complete the file.

Step 2: Sales strategy and publication

Your real estate agent will discuss with you the steps to take to sell the property. 
How are we going to present the property? 
What are the sales expectations? 
What is the smartest asking price strategy and what promotional tools do we use in the steps to sell your home? 

Your home will then be prominently presented at Funda and Makelaarsland and highlighted by placing the 'For Sale' sign in the garden or at the window. We also make use of the NVM searchers database and make a nice housing brochure. 

Social media is of course an important channel we use and a neighbourhood mailing. Selling your house then really starts!

Step 3: Bids and viewings

An interested buyer requests a viewing from us. We verify the genuine interest and check the desired preferred dates. We then inform you of the interest.

Buyers prefer to be shown around by you! Because you know everything about your house and your neighbourhood, you can tell a lot more than a real estate agent. You plan a viewing when it suits you and the potential buyer. Whether during the day, in the evening or at the weekend.

After the viewing we will contact you and the potential buyer to hear how the viewing went. Does the interested party make an offer? Then your personal real estate agent will start the negotiations on your behalf.

Step 4: Your house sold!

After a successful negotiation about your house, agreement has been reached on price, date of completion and any additional conditions. Amsterdam Real Estate will then carefully draw up the purchase agreement, in which the agreements made will be recorded. After both parties have signed, we will keep an eye on the dissolving conditions and let you know when the purchase is final. Only at that moment will your property be removed from the website. A date can then be scheduled with the notary for the actual transfer of the property!
